Sale and rent figures are median asking prices per m² from active listings — the market's current ask, not closed deals. The registered-sale figure up top (IGAC) is what actually changed hands city-wide through 2023; asking prices typically sit above it. Gross yield ignores admin fees, tax, and vacancy — use the rental-yield calculator for a net figure on a specific property.
